Na trhu nen\u00ed v sou\u010dasn\u00e9 dob\u011b dost investi\u010dn\u00edch p\u0159\u00edle\u017eitost\u00ed. <strong>Podle m\u00e9ho n\u00e1zoru.<\/strong><\/p>\n\n\n<p><!--more--><\/p>\n<p>Mikronemovitosti, akcie, stavebn\u00ed spo\u0159en\u00ed atd. To jsou mo\u017enosti pro drobn\u00e9ho investora. Co kdy\u017e na trhu nen\u00ed aktu\u00e1ln\u011b nic zaj\u00edmav\u00e9ho?<\/p>\n<p><strong>M\u016fj<\/strong> <strong>p\u0159\u00edpad<\/strong> &#8211; akcie m\u011b nebav\u00ed a nerozum\u00edm jim. Stavebn\u00ed spo\u0159en\u00ed m\u00e1m. Mikronemovitosti jsou drah\u00e9, nyn\u00ed se vyplat\u00ed prod\u00e1vat a nikoli nakupovat. Tak mi op\u011bt v hlav\u011b zazn\u011bl <strong>byt jako investice.&nbsp;<\/strong><\/p>\n<h2 style=\"text-align: center;\"><span style=\"color: #0000ff;\"><em>Na investice v nemovitostech sta\u010d\u00ed jedin\u00e9. Selsk\u00fd rozum.&nbsp;<\/em><\/span><\/h2>\n<p>M\u00e1m kolem sebe mlad\u00e9 kluky, kte\u0159\u00ed cht\u011bj\u00ed vlastn\u00ed bydlen\u00ed a tak mi tohle t\u00e9ma automaticky vyskakuje v hlav\u011b. Proto se t\u00edmto t\u00e9matem ob\u010das prob\u00edr\u00e1m. Sna\u017e\u00edm se je p\u0159esv\u011bd\u010dit, \u017ee je to pro n\u011b v\u00fdhodn\u00e9, jeliko\u017e je to jedna z top investic\u00ed. <strong>Vlastn\u00ed bydlen\u00ed.&nbsp;<\/strong>Pro m\u011b jako investora je situace tro\u0161ku jin\u00e1. P\u0159esto moje rozhodov\u00e1n\u00ed je jednoduch\u00e9. M\u00e1m dv\u011b mo\u017enosti a je\u0161t\u011b pot\u0159ebuji kalkula\u010dku a internet. Kde se hrabou akcie se sv\u00fdmi slo\u017eitostmi &#8230;<\/p>\n<h2>Dv\u011b mo\u017enosti<\/h2>\n<p><strong>Prvn\u00ed mo\u017enost\u00ed<\/strong> je koupit byt na n\u00e1sledn\u00fd pron\u00e1jem. Pron\u00e1jem nen\u00ed \u00fapln\u011b moje parketa a tak mi z\u016fst\u00e1v\u00e1 druh\u00e1 mo\u017enost.&nbsp;<\/p>\n<p><strong>Druhou mo\u017enost\u00ed<\/strong> je koup\u011b bytu za \u00fa\u010delem op\u011btovn\u00e9ho prodeje. Jak\u00e9 jsou v\u00fdhody a nev\u00fdhody? Chci koupit byt za mili\u00f3n. Spoustu v\u011bc\u00ed plat\u00ed i p\u0159i koupi na pron\u00e1jem, ale zam\u011b\u0159\u00edm se pouze na t\u00e9ma koup\u011b bytu za \u00fa\u010delem dal\u0161\u00edho prodeje.&nbsp;<\/li>\n<\/ul>\n<ol>\n<li><strong>Cena<\/strong>&nbsp;&#8211; byt se kupuje vcelku, narozd\u00edl t\u0159eba od spo\u0159en\u00ed, akci\u00ed apod. Pot\u0159ebuji uveden\u00fd mili\u00f3n.&nbsp;<\/li>\n<li><strong>Ciz\u00ed zdroje<\/strong> &#8211; pokud nem\u00e1m danou \u010d\u00e1stku, co\u017e je m\u016fj p\u0159\u00edpad, pot\u0159ebuji ciz\u00ed zdroje. Pokud rekonstruuji garsonku, po\u0159izovac\u00ed cena je ni\u017e\u0161\u00ed a da\u0148 z ni\u017e\u0161\u00ed ceny je tak\u00e9 ni\u017e\u0161\u00ed. \u010cili <strong>variabiln\u00ed<\/strong>.&nbsp;<\/p>\n<p>Rekonstrukce bytov\u00e9ho j\u00e1dra je stejn\u011b drah\u00e1 v garsonce nebo 4+1, tento n\u00e1klad je tedy <strong>fixn\u00ed<\/strong>.
