Pen\u00edze jsou na trhu levn\u00e9. Hodn\u011b lid\u00ed m\u00e1 pocit, \u017ee si investice nemohou dovolit a pen\u00edze podle nich levn\u00e9 nejsou, ale opak je pravdou. Banky maj\u00ed p\u0159ebytek likvidity, pen\u011bz, kter\u00e9 mohou pustit do ob\u011bhu. Proto\u017ee je na trhu p\u0159etlak likvidity, jsou n\u00edzk\u00e9 \u00farokov\u00e9 sazby a p\u0159etlak pen\u011bz se hrne do akci\u00ed a nemovitost\u00ed. S rostouc\u00ed popt\u00e1vkou rostou ceny a nelze p\u0159edpokl\u00e1dat, \u017ee by vl\u00e1dy m\u011bly snahu vypnout tisk\u00e1rny na pen\u00edze. Proto lze o\u010dek\u00e1vat, \u017ee akcie a nemovitosti porostou i v budoucnu. Z tohoto pohledu se jev\u00ed investice smyslupln\u011b.<\/p>\n<h5>Kde vz\u00edt kapit\u00e1l?<\/h5>\n<p>Mnoho lid\u00ed utr\u00e1c\u00ed za drobn\u00e9 &#8222;radosti&#8220;, kter\u00e9 ov\u0161em moc radost\u00ed nep\u0159in\u00e1\u0161\u00ed a tyto \u010d\u00e1stky chyb\u00ed na za\u010d\u00e1tku investi\u010dn\u00edho cyklu. Kr\u00e1tk\u00e9 p\u0159edstaven\u00ed pro pochopen\u00ed m\u00e9ho pohledu. <strong>Nela Kubasov\u00e1<\/strong> za\u010dala pracovat jako zam\u011bstnanec, vrhla se na nemovitosti a podle jej\u00edch slov vlastn\u00ed n\u011bkolik investi\u010dn\u00edch nemovitost\u00ed, p\u0159esto\u017ee sama bydl\u00ed v n\u00e1jmu. M\u00e1m r\u00e1d jej\u00ed n\u00e1zory, sleduji rozhovory a u\u010d\u00edm se. <strong>Libor V\u00e1ka<\/strong> je pro m\u011b investor, kter\u00e9ho jsem na internetu objevil n\u00e1hodou. Mlad\u00fd kluk, kter\u00fd podnikal a pot\u00e9 p\u0159e\u0161el k nemovitostem. Podle jeho slov vlastn\u00ed 100 investi\u010dn\u00edch byt\u016f. Asi za\u010d\u00ednal s n\u011bjak\u00fdm kapit\u00e1lem, ale rozhodn\u011b ne v \u0159\u00e1du des\u00edtek mili\u00f3n\u016f a p\u0159esto dok\u00e1zal, \u017ee to lze. Pokud investor p\u0159em\u00fd\u0161l\u00ed, m\u00e1 strategii a mak\u00e1.<\/p>\n<h2>Konkr\u00e9tn\u00ed p\u0159\u00edklad investi\u010dn\u00edho bytu<\/h2>\n<p>Kdy\u017e jsem za\u010dal ps\u00e1t, cht\u011bl jsem uk\u00e1zat v\u0161echny t\u0159i moje pohledy a tak\u00e9 popsat jak\u00e1 tam vid\u00edm rizika nebo v\u00fdhody. Proto se mi moje my\u0161lenky natahuj\u00ed a rozd\u011bl\u00edm m\u016fj investi\u010dn\u00ed pohled na 3 \u010d\u00e1sti. Zde kon\u010d\u00edm tu prvn\u00ed \u010d\u00e1st &#8211; <strong><em>nem\u00e1m vstupn\u00ed kapit\u00e1l a jdu na p\u00e1ku<\/em> <\/strong>a uvedu konkr\u00e9tn\u00ed p\u0159\u00edklad takov\u00e9 investice.<\/p>\n<p>Otev\u0159el jsem sreality, zad\u00e1m byt 2+1, Ostrava, osobn\u00ed vlastnictv\u00ed, cena do 1,3 mili\u00f3nu a vysko\u010d\u00ed na m\u011b 8 inzer\u00e1t\u016f. V\u011bt\u0161inou se jedn\u00e1 o p\u016fvodn\u00ed stav. Lokality jsou mimo centrum m\u011bsta, ale na druh\u00e9 stran\u011b \u017e\u00e1dn\u00e1 vylou\u010den\u00e1 nebo neatraktivn\u00ed lokalita. Pr\u016fm\u011brn\u00e1 cena bytu je m\u00e9n\u011b ne\u017e 1,2 mili\u00f3nu p\u0159i koupi. Pokud koup\u00edm byt za 1.150.000, investuji 50.000 do nutn\u00fdch \u00faprav, aby byl <strong>byt vhodn\u00fd k pron\u00e1jmu, celkov\u00e1 \u010d\u00e1stka je 1,2 mili\u00f3nu.&nbsp;<\/strong><\/p>\n<p>P\u0159ejdu na hypote\u010dn\u00ed kalkula\u010dku, kter\u00fdch je na internetu plno. Na nemovitost za 1,2 mili\u00f3nu dostanu od banky 90% = 1.080.000 korun. Pron\u00e1jmy jsou kolem 7.500 korun m\u011bs\u00ed\u010dn\u011b + slu\u017eby. Ka\u017ed\u00fd m\u011bs\u00edc mi &#8222;z\u016fstane&#8220; 1.000 korun a to jsem vlo\u017eil ze sv\u00fdch prost\u0159edk\u016f &#8222;pouh\u00fdch&#8220; 120.000. I kdybych po\u010d\u00edtal, jak je b\u011b\u017en\u00e9, s 10% neobsazenost\u00ed, byt se mi s\u00e1m spl\u00e1c\u00ed. Za p\u00e1r let jeho cena vzroste a stejn\u011b tak cena n\u00e1jmu. Po p\u011bti letech budu m\u00edt uhrazeno kus hypot\u00e9ky, pen\u00edze z pron\u00e1jmu, vzroste cena bytu, kter\u00fdm mohu ru\u010dit na dal\u0161\u00ed nemovitost a kola se rozt\u00e1\u010d\u00ed. Tak si um\u00edm p\u0159edstavit re\u00e1ln\u00e9ho investora, kter\u00fd m\u00e1 20 nebo 100 byt\u016f.<\/p>\n<p>Jak\u00e1 vid\u00edm rizika, v\u00fdhody nebo nev\u00fdhody takov\u00e9 investice a pro koho je nebo nen\u00ed vhodn\u00e1?
