Zn\u00ed to jednodu\u0161e, ale ne ka\u017ed\u00fd je takto ekonomicky zdatn\u00fd, p\u0159\u00edpadn\u011b m\u00e1 v\u011bt\u0161\u00ed \u010d\u00e1st ne\u017e nezbytn\u00fdch 10%. Jak\u00e9 jsou dal\u0161\u00ed mo\u017enosti?<!--more--><\/p>\n<p>Ne\u017e se dostanu k pokra\u010dov\u00e1n\u00ed jak investovat do bytu, projdu je\u0161t\u011b jeden v\u00fdpo\u010det, kter\u00fd bude ve t\u0159et\u00ed \u010d\u00e1sti d\u016fle\u017eit\u00fd. V minul\u00e9m \u010dl\u00e1nku jsem uk\u00e1zal p\u0159\u00edklad bytu za 1,2 mili\u00f3nu, kter\u00fd lze po\u0159\u00eddit s vlastn\u00edmi prost\u0159edky ve v\u00fd\u0161i 120.000. <strong>\u010casto se na internetu setk\u00e1\u0161 s v\u00fdnosem investi\u010dn\u00edho bytu, kter\u00fd se pohybuje v rozmez\u00ed 10-20%.<\/strong> V kr\u00e1tkosti vysv\u011btl\u00edm. Investoval jsem 10% z 1,2 mili\u00f3nu = 120.000 z vlastn\u00edch prost\u0159edk\u016f. M\u011bs\u00ed\u010dn\u011b mi z n\u00e1jmu bytu z\u016fstane zisk 1.000 korun, to znamen\u00e1 12.000 ro\u010dn\u011b. 12 \/ 120 = desetiprocentn\u00ed ro\u010dn\u00ed v\u00fdnos. A to v\u0161e za p\u0159edpokladu, \u017ee jsem koupil za b\u011b\u017en\u00e9 ceny na trhu a n\u00e1jemn\u00edk plat\u00ed pr\u016fm\u011brn\u00fd n\u00e1jem. Pokud nakoup\u00edm v\u00fdhodn\u011bji a poda\u0159\u00ed se mi z\u00edskat vy\u0161\u0161\u00ed n\u00e1jem, procentu\u00e1ln\u00ed v\u00fdnos bude r\u016fst t\u0159eba a\u017e k 20%. To v\u0161e mi zajist\u00ed finan\u010dn\u00ed p\u00e1ka \/ hypot\u00e9ka.<\/p>\n<h2>Pohled druh\u00fd &#8211; m\u00e1m k dispozici 50% kupn\u00ed ceny<\/h2>\n<p>Existuje mnoho variant, pro\u010d zaplat\u00edm polovinu hypot\u00e9kou a druhou z vlastn\u00edch zdroj\u016f. Bu\u010f m\u00e1m pr\u00e1v\u011b 50% pot\u0159ebn\u00e9 \u010d\u00e1stky a tuto polovinu celou vlo\u017e\u00edm do koup\u011b a druhou \u010d\u00e1st dofinancuji hypot\u00e9kou. Nebo m\u00e1m k dispozici v\u00edce ne\u017e polovinu, ale chci investovat do jin\u00fdch aktiv, nech\u00e1v\u00e1m si finan\u010dn\u00ed rezervu, p\u0159\u00edpadn\u011b jsem se rozhodl nap\u00e1kovat 2 byty na 50% m\u00edsto jednoho zaplacen\u00e9ho hotov\u011b. \u00a0Tak\u00e9 tato investice m\u016f\u017ee m\u00edt svoje v\u00fdhody. Mohu koupit 2 byty m\u00edsto jednoho a nejen n\u00e1jem, ale i ob\u011b nemovitosti mi v \u010dase p\u0159inesou vy\u0161\u0161\u00ed v\u00fdnos, d\u00edky r\u016fstu jejich ceny. Je to podobn\u00e9 syst\u00e9mu slo\u017een\u00e9ho \u00faro\u010den\u00ed. \u010cas hraje v\u00fdznamn\u00fd faktor v r\u016fstu \u00faspor \/ investic. Mohu koupit 10 byt\u016f s 90% dofinancov\u00e1n\u00edm hypot\u00e9kou, ale zde se zam\u011b\u0159\u00edm na 100% investici do jednoho bytu. V na\u0161em p\u0159\u00edkladu s bytem za 1,2 mili\u00f3nu m\u00e1m v\u00fdhody i nev\u00fdhody. U\u0161et\u0159\u00edm si starosti s hypot\u00e9kou, ale p\u0159ijdu o p\u00e1kov\u00fd efekt. Neplat\u00edm spl\u00e1tky hypot\u00e9ky, ale procentu\u00e1ln\u00ed v\u00fdnos bude ni\u017e\u0161\u00ed. Byt m\u011b st\u00e1l 1,2 mili\u00f3nu a tak je m\u016fj v\u00fdnos 84.000 \/ 1.200.000 = 7%. M\u00e9n\u011b ne\u017e je p\u0159i investici 10% vlastn\u00edch prost\u0159edk\u016f.<\/p>\n<p><strong>U\u017e rozum\u00ed\u0161 tomu, \u017ee pen\u00edze jsou levn\u00e9?<\/strong> Pokud si p\u016fj\u010d\u00ed\u0161 a zaplat\u00ed\u0161 \u00farok bance, m\u00e1\u0161 v\u00fdnos 10%.
